Commercial planning for Gatwick Airport’s North Terminal
Benoy provided Commercial Strategy & Advisory services for the commercial planning of the North Terminal Development Programme at London Gatwick Airport. Architects Pascall + Watson had been commissioned by Gatwick Airport to lead the concept design for the programme; Benoy’s scope focused on the internal redevelopment of the International Departure Lounge extension, determining the appropriate level of retail, food and beverage space for the North Terminal and quantifying revenue potential.

A three-stage engagement from performance review to design optioneering
Stage one covered a review of current commercial performance across duty-free, speciality retail, and food and beverage, alongside passenger profile and segmentation analysis. Stage two involved building a bespoke space supportable model and revenue forecast for the terminal, structured to give Pascall + Watson accurate guidelines on the optimum space provision for each core commercial category. Stage three saw the model applied to evaluate design options, identifying which plan best balanced commercial return with operational and passenger-flow requirements.
A cost-benefit framework for design decision-making
A space supportable model established the theoretical revenue optimum for the terminal. Design option analysis then measured each layout against that optimum, giving Gatwick Airport a clear quantitative basis for selecting the design that best met commercial and operational requirements.
