Ports of Jersey appointed Benoy to prepare a land use masterplan for all sites within the Jersey Airport boundary, identifying key real estate opportunities and establishing a clear long-term vision across the 1,200,000m² airport estate.

A scored evaluation framework
Site development options have been assessed using a high-level scoring framework, evaluating components individually before considering their interdependencies in collaboration with Ports of Jersey. The evaluation is structured around four key themes: sustainability and environment; business and commercial viability; future airport development and operations; and passengers
and customers.
The proposal is a cohesive land use masterplan that defines primary, secondary, and tertiary uses across the airport boundary, establishing a clear and adaptable framework to guide long-term decision-making on land use, investment, and development.
