A metro-integrated commercial development

Plot B05, in the central axis of Lingang District 101, one of China’s most strategically significant free trade and high-tech development zones is situated near the Yangshan Deepwater Port. The scheme responds to two core ambitions: establishing a commercially viable architectural presence on a central civic axis, and maximising the development potential of direct metro access in an emerging urban area.

Separating towers and commercial space

The design resolves the tension between civic prominence and commercial efficiency by separating the towers from the retail and commercial spaces, allowing each to be optimised independently while remaining functionally connected. Commercial floors step back at each level to create a direct physical connection to the metro station below, drawing transit passengers into the commercial environment with minimal friction. A raised first-floor platform links the development to neighbouring plots, establishing continuity across the wider district rather than treating the site as a standalone object. A unifying canopy ties the scheme’s diverse programmes and spaces into a legible whole.

An enclosed courtyard at the centre

The spatial organisation creates an enclosed inner courtyard plaza – a protected public space at the heart of the scheme that provides relief from the scale of the surrounding development. The courtyard improves pedestrian flow through the site and creates a social focus for the commercial programme.
