A 116-hectare masterplan for a SAR 1 billion neighbourhood on the eastern edge of Riyadh, organised around a continuous green spine.
Benoy was appointed lead urban designer and commercial strategist for Riyadh East, a mixed-use neighbourhood developed by Dar wa Emaar on the eastern edge of the capital. Positioned along the Riyadh–Dammam corridor, the 116-hectare district is planned as a walkable community for families and young professionals, combining homes, community facilities, learning spaces, pocket parks and neighbourhood hubs across a single integrated framework. Commercial strategy and urban design were developed in parallel from the outset, with the masterplan aligned to the Mostadam framework and the wider ambitions of Saudi Vision 2030.

Landscape as the organising principle
A continuous green spine forms the ecological and social backbone of the district. Designed to support active mobility, biodiversity and climate resilience, it connects residential clusters through a shared landscape that brings nature into daily life and tempers the city’s climate at street level.
A mosaic of walkable clusters
The district is conceived as a series of walkable neighbourhoods, each with its own architectural and landscape identity. The approach supports housing diversity and inclusivity and allows the masterplan to be delivered in phases without losing coherence, a settlement that can grow with character rather than arrive fully formed.
