A waterfront destination on Wenzhou’s Central
The Wenzhou INCITY MEGA is a 250,000m² complex, within the Central Green Axis of Wenzhou masterplan designed by Benoy in 2017. Consisting of two waterfront plots it is the inaugural project of MEGA. The first plot houses the INCITY MEGA Mall, the second forms a waterfront boutique district along the Green Axis park edge. Together, they span 300 metres.

Opening up to the waterfront
The mall’s boundary was pushed outward to create a multi-functional inner courtyard at the scheme’s creating public open space. Open-air platforms overlook the courtyard, while the waterfront edge carries a promenade and landscaped viewing decks. Three glass structures rise above housing office space. The waterfront boutique district’s orange-red landscaped stairs link the mall and retail streets, creating a continuous route between the water and the urban grid, and an extension of the Green Axis Park. Inside, the atrium’s sculptural form contrasts the curved upper and square lower spaces. Two distinct spatial registers within a single continuous volume.
Sustainability
The development is the first commercial complex in Wenzhou to achieve LEED Gold. The continuous promenade and extensive landscaping form an ecological spine whilst energy performance is addressed through efficient building facades, high-performance inverter air conditioning and considered material selection.
Water recycling systems are incorporated throughout.
