Commercial planning for the New Terminal at Amsterdam Airport Schiphol

Benoy’s Commercial Strategy & Advisory team was engaged by KL Air, the consortium of KAAN Architecten, ABT, Estudio Lamela, and Ineco appointed to design the New Terminal at Amsterdam Airport Schiphol, to develop the commercial planning for the terminal’s 14,000m2 commercial estate. The 100,000 square metre New Terminal, planned to handle 14 million passengers per annum, forms a substantial expansion for one of Europe’s busiest airports.

A two-scenario commercial strategy across traffic profiles

The engagement analysed two options for the New Terminal passenger traffic, with commercial space implications of each scenario, giving the KL Air and Schiphol teams a clear analytical basis for determining the strategic direction. Benoy’s proprietary RetailFX and TradingFX audit frameworks reviewed the existing Schiphol commercial offer at unit level. A bespoke space supportable model determined commercial space requirements for each zone under the confirmed traffic profile, and design plan options were evaluated qualitatively and quantitatively, with a final revenue forecast for the selected design option.
