A retail destination above Hong Kong’s busiest transit interchange
Elements, at Union Square in West Kowloon, sits above Kowloon MTR station at the intersection of the Tung Chung Line and the Airport Express. The development connects seamlessly to the International Commerce Centre (ICC), Hong Kong’s tallest building, as well as to the Ritz-Carlton, W Hotel, 17 residential towers, and, via pedestrian footbridge, the West Kowloon Cultural District. MTR Corporation appointed Benoy to design the retail environment, establishing a scheme that would serve both daily commuters and international travellers passing through one of Asia’s most intensively used transit hubs.

The mall is organised into five distinct zones of Metal, Wood, Water, Fire, and Earth, each themed on the ancient Chinese concept of the five elements (wǔxíng) and given its own interior architectural character and commissioned artwork. Metal houses luxury and jewellery brands alongside fine dining; Wood focuses on health, beauty, and lifestyle; Water on international cuisine; Fire on entertainment; and Earth on fashion. The five-zone structure creates a retail loop around Kowloon station, supporting legible orientation and effective crowd flow across the complex’s four levels.
A civic destination within a transport node
Beyond retail, Elements provides a rooftop civic square with openair dining, landscaped gardens, and a children’s adventure park, public amenities that give the development a community dimension beyond its transit and commercial functions. An ice rink and a 1,600-seat cinema complex extend the leisure offer.
