Over 300 stores organised around a living atrium at the base of the Eastern Ghats
The development is designed around century-old native Peepal trees, rooted in every sense in the landscape. Embodying biophilic design principles, the scheme brings together a four-storey mall spanning 130,064m² of retail, roof gardens with panoramic views reaching as far as the Bay of Bengal, and extensive landscaped public realm centred on the historic trees.

The design took shape in response to the first site visit, when the designers were struck by the dense forest about to be cleared for the development. Rather than raze it, they made the trees integral to their plans, working with the biodiversity of the area to identify key specimens to keep and build the design around. Set on an elevated site at the base of the verdant Eastern Ghats, the mall offers uninterrupted views south across the low-rise city and north to green hills and the striking white Saibaba Temple.
Biophilic principles run through the architecture, interiors and landscape, all speaking to the Peepal tree at the heart of the project. More than 300 retail outlets are organised in a figure of eight around a central atrium, where the centrepiece tree sits beneath an open canopy aligned with the distant temple. Conceived as a living terrarium, the atrium forms the green heart of the mall, planting cascading from upper floors and drawing the eye skyward. A roof garden adds an amphitheatre, viewing terrace, cricket nets and bouldering wall.
