Commercial space planning and strategy for an award-winning Indian terminal
Kempegowda International Airport is one of India’s busiest aviation hubs and a principal gateway to the country’s technology capital. Benoy’s Commercial Strategy & Advisory team was appointed by architects Foster + Partners to provide commercial space planning, commercial strategy, and revenue forecasting for the airport’s Terminal 2.

Setting the space and zoning framework
Benoy determined the commercial space requirements and the commercial zoning strategy for the terminal, establishing how much space the offer needed and where it should sit. These strategic inputs were central to the retail planning and the business case for Terminal 2, shaping the structure of the commercial offer before it was brought to market.
Recognition and commercial results
Since opening in 2023, the commercial strategy has delivered a 45% uplift in spend per passenger and a 20% uplift in penetration against the levels achieved in the previous Terminal 1. More than 42 million passengers travelled through the airport in 2024.
