A commercial brief spanning terminal and Airport City
Benoy’s Commercial Strategy & Advisory team supported NMIAL on the commercial strategy and space planning for Navi Mumbai International Airport (NMIA), which opened for commercial operations in December 2025. Terminal 1 opened at 20 million passengers per annum, with the airport’s phased build-out reaching 90 MPPA across four terminals. The work covered the full commercial estate: airside retail plus food and beverage across T1 to T4, the terminal landside forecourt areas, the City Transport Centre, the metro concourse commercial space, and the city-side Airport City retail plaza.

Right-sizing the commercial offer
The work focused on right-sizing the commercial footprint across the airport and providing analytical support for the layout of both the terminal and the city-side mall. Each proposition was tested across commercial performance and coherence with the terminal’s lotus-inspired architectural language. The provision was matched to forecast demand at each phase, giving the client a defensible position between over and under-supply.
The Mumbai Gravity Model
Central to the work was Benoy’s proprietary Mumbai Gravity Model, developed to model the future of the city’s retail market and identify where NMIA’s terminal and city-side offer could fill a gap. The model accounted for the Mumbai Trans Harbour Link, the continuing growth of Navi Mumbai and its associated retail development pipeline, and the competitive position of Mumbai’s existing city-side retail landscape. This informed category and unit-level commercial mix across the estate, alongside sales and income forecasting, and MEP demand analysis for the recommended commercial configuration.
