Revitalisation of Chinachem Group’s flagship New Territories mall
Nina Mall 1 sits at the heart of Tsuen Wan West, Chinachem Group’s flagship New Territories mall, integrated within the 89-storey Nina Tower complex alongside a hotel, convention centre, and Nina Park Wood Fossil Garden. The mall is connected by footbridges to Nina Mall 2 and the MTR West Rail Line station, which serves a dense and competitive retail catchment that includes several established and newly developed malls in the area.

Designing within constraints
The site in question sits within and around an existing structure beneath an occupied office and hotel tower, and a bus terminus needed to remain operational throughout the project. The design challenge was to introduce a contemporary retail environment while retaining existing structural and architectural features the client wished to keep, and to do so within tight cost and programme constraints. Benoy’s team worked closely with contractors on site to detail connections between new and existing elements, integrating a new central atrium space for pop-up events and activations, and introducing extensive LED screens on the facade facing the outdoor event space.


The refurbished mall is organised across three concept floors, each with a distinct retail identity: Watch and Jewellery Street, Souvenir Street, and Sportswear Zone. A perforated ceiling system accommodates existing MEP services while enabling maintenance access, and materials were selected throughout to contribute to the mall’s sustainability performance. Nina Mall 1 achieved HKBEAM Plus Gold certification as a result of the renovation works.
