A new mid-town for Montreal on a former industrial brownfield at the junction of the Décarie Expressway and Highway 40
Benoy provided architecture and masterplanning for Royalmount, an 86,000m² scheme within a wider 373,000m² mixed-use development on the western edge of central Montreal. Located in the Town of Mount Royal at the junction of the Décarie Expressway and Highway 40, on a former industrial brownfield site, the project is set to be the largest private development in the province of Quebec.

A new mid-town, organised around public realm
Royalmount is conceived as Montreal’s new mid-town: an integrated district combining retail, leisure, hospitality, office and residential uses within an extensive public landscape. Pedestrianised internal streets connect the development to the surrounding city, and a pedestrian bridge spans the Décarie Expressway, linking the scheme directly to De la Savane metro station on the Orange Line. A 77,000 sq ft urban park and a public art trail of more than 60 installations from local and international artists run through the development.
A retail offer at scale, in a Montreal language
Phase 1 brings 170 stores, including around 60 restaurants and cafés, to the development, half of them new-to-market concepts, and including the largest concentration of luxury flagship stores in Quebec. The retail interiors and outdoor promenade reference the character of Montreal’s traditional streets, assembled and detailed in a contemporary architectural language. Phase 1 of Royalmount opened in September 2024. The development is built to LEED Gold and is targeting operational carbon neutrality.
