A Yamuna waterfront mixed-use development for North India’s capital region

Supernova mixed-use development on the Yamuna waterfront in Sector 94, Noida, is designed by Benoy for developer Supertech Limited. The LEED Platinum-certified scheme organises five towers across a 17.5-acre site connected by a landscaped retail podium, establishing what was conceived as North India’s tallest and most ambitious mixed-use development.

Five towers, one podium

The development is structured around five distinct towers, each with its own programme: Nova East and Nova West provide luxury residential apartments; Spira is a mixed-use tower housing residential suites, sky villas, and offices; Astralis provides Grade-A commercial office space; and Aurora is the development’s retail destination. The towers rise from a shared podium with a landscaped terrace level containing five clubs, seven swimming pools, a food court, and multiplex cinema, creating a shared amenity layer that unifies the different uses above. The design draws its formal language from the curves of the Yamuna waterfront, with flowing facades and sky gardens at the upper levels responding to the river setting and the views across the Noida bird sanctuary.

International operators and branded interiors

The development has attracted a number of international operators and brands. The Armani Casa brand has been applied to the interiors of selected residential apartments, while JW Marriott is among the hospitality operators within the scheme. Office tenants include LG, Oracle, Adobe, and HCL, establishing Supernova’s commercial offer as a genuine Grade-A destination for international business in the NCR.
