A new civic heart for Bahrain’s waterfront

The Bahrain Marina development on Manama’s eastern coastline, transforms one of the capital’s most strategically positioned but historically underused stretches of coastline into a fully realised waterfront neighbourhood. The masterplan organises the site around four connected realms: a public-facing retail and entertainment district with 192 outlets; a members’ yacht club at the threshold of city and ocean; a residential quarter of 274 freehold units; and a five-star Shangri-La hotel with two towers and waterfront villas, set within a marina of 182 berths.

An open-air masterplan

The masterplan is designed to operate year-round as an open-air environment that remains comfortable into the evening and throughout the year. Passive cooling techniques have been implemented across the public realm, with retail organised along permeable streets shaded by tensile canopies, and dining terraces positioned along the marina edge where the microclimate is naturally coolest.

Heritage and material language

The neighbourhood’s scale and grain reinterpret the traditional Bahraini old town: tight shaded streets, human-scale courtyards and low-rise buildings that allow the city behind to retain sight lines out to sea. Coral limestone, quarried locally and used in vernacular construction throughout Bahrain for centuries, runs across the public realm and built fabric. The marina-edge buildings reference the nation’s maritime heritage and the rhythm of the sanbūq, the wooden pearling vessel that sustained Bahrain’s economy for centuries before oil.
