A live-work-make community for East Brentford

Brentford Works is a mixed-use development on the Great West Road in East Brentford, by Areli Group and Tikehau Capital. The scheme forms part of the wider Great West Corridor Opportunity Area and the Golden Mile Renaissance project and received unanimous planning approval in September 2025. Benoy is lead designer. The development will transform a previously isolated industrial site into a live-work-make community, generating new employment and providing affordable housing within a coherent urban framework.

A new public square forms the heart of the scheme, anchored by a mix of market and affordable homes, flexible workspaces, and maker facilities, with ground-floor retail and workspace spilling out onto the Great West Road and Lionel Road, creating pedestrian-friendly connections to the wider neighbourhood. Community engagement was central to the design process, with over 12,000 residents and businesses invited to public consultation events and 70.6% of respondents expressing support for the proposals.

Biodiversity

The scheme targets net zero carbon, with biodiversity enhancement embedded throughout. Generous green public spaces and landscaped public realm introduce a higher level of ecological diversity to the site, improving connectivity with the surrounding neighbourhood and supporting the area’s long-term environmental resilience.
