One building, two frontages, meeting road and waterfront
Benoy was design architect for Lotte Mall West Lake Hanoi, a 7.3-hectare mixed-use development on the north shore of West Lake (Ho Tay) in the Tay Ho district, working in close collaboration with Korean pracctice Junglim Architecture. The scheme combines retail, offices, a five-star hotel and serviced residences on a site facing the city’s largest freshwater lake.

Façades for two different scales
The site sits between two distinct urban conditions: the heavy traffic of the 2nd Ring Road on one side and the fine-grained, low-rise neighbourhoods around West Lake on the other. The design treats each frontage differently. The 2nd Ring Road façade is composed at city scale, designed to be read clearly from a distance. The West Lake façade is broken down into a pixelated arrangement of stepped boxes that draw on the rhythm of the neighbourhood blocks behind it. The ‘boxes’ step back into a series of cascading terraces that engage with the waterfront. The result is a building that opens towards the lake, with a pedestrian-friendly promenade connecting to the surrounding waterfront parks.
A balanced massing of office, hotel and residence
The development is organised around its retail core. A pair of office towers anchors the northern edge of the site; a second pair to the south carries the hotel and serviced residences, the latter with a zig-zag exterior that maximises views toward West Lake. At the heart of the scheme sits a seven-storey 222,000m2 shopping mall, which accounts for approximately 60 per cent of the total floor area, housing 233 stores, a nine-screen cinema with over 1,000 seats, and the largest indoor aquarium in Hanoi.
