A mixed-use transformation for western Shenzhen
The Shenzhen Huaide Urban Renewal Complex redevelops Huaide Old Village in Bao’an District, a dense urban village in Fuyong, western Shenzhen, into a mixed-use district of approximately 600,000m² across 180,381m² of land, developed in three phases across eight plots. Commissioned by Shenzhen Huaide Real Estate Development Co., Ltd., the scheme integrates a shopping mall, nine towers of approximately 120 metres, Grade-A offices, a hotel, business apartments and a school, with retail operations managed by China Resources MixC Lifestyle. The site sits close to Huaide Station on Metro Line 12 and 3km from both Bao’an International Airport and Phoenix Mountain Forest Park.

A green framework for high density
The masterplan takes two anchors as its organising core: Lvzhou Park and the Aerial Valley complex. From these, an aerial green system extends across the site, connecting rooftop parks, sky bridges and landscaped streets to create continuous public greenspace within a high-density urban context. The approach draws on the topography of the surrounding Phoenix Mountain landscape, using fragmented massing and rooftop greenery to reduce the urban heat island effect and distribute open space vertically across the development.
The retail core
Huaide MixC will become the largest MixC project in Shenzhen. The six-storey mall houses over 400 brands and is designed around a park-style social retail format, prioritising dwell time and communal use alongside conventional retail. Two blocks are connected by a 5,000m² rooftop garden and sky bridges, forming a continuous urban sky park at elevation.
