A mixed-use transport gateway for eastern Bratislava
The Stanica Nivy mixed-use development in the emerging business district of eastern Bratislava serves as a new gateway to the Slovak capital. Developed by HB Reavis, the project transforms a formerly underused site into a combined transport hub, shopping destination, office quarter and public space. Benoy was appointed as architect in collaboration with Slovak practice Siebert + Talaš, and developed both the Nivy Tower and the wider Stanica Nivy concept design.

Transport and retail, unified
At the heart of the scheme is Bratislava’s new international bus station, which is embedded within the complex across 30,000m2 of underground space. The five-level shopping centre above brings 70,000m2 of retail space, anchored by a 3,000m2 Spanish-inspired fresh food market on a dedicated food floor offering seasonal, artisanal, and street food alongside restaurants and cafés. A green roof equivalent in size to two football pitches provides community garden space, a jogging track, and leisure areas for the 55,000+ daily visitors.
A new eastern landmark
Rising 125m above the development the premium office space in the Nivy Tower was designed to achieve WELL Building Core and Shell Gold certification – the first building in Slovakia to target this standard. The development also includes 2,150 parking spaces and the first fully automated bike tower in Bratislava, reflecting a broader commitment to sustainable travel.
