Transforming Canada’s busiest transportation hub into a destination
Union Station is one of Canada’s most important heritage buildings, a landmark example of Beaux-Arts and Neo-Classical architecture completed in 1927, and the busiest transit hub in the country, with over 300,000 people passing through its doors each day. The revitalization project transformed the station from a purely functional transit environment into a mixed-use destination offering retail, dining, cultural programming, and event space. Osmington, as head lessee and retail developer, appointed Benoy to deliver retail masterplanning and interior design services for the 87,000m² programme.

Reprogramming around distinct districts
The approach organised the station’s expanded commercial offer into a series of distinct districts giving coherence to a complex, multi-level environment serving transit passengers, office workers, tourists, and local residents simultaneously. Brand expression and design language were applied to enhance the station’s heritage architecture, creating legible transitions between the historic Great Hall and the new lower-level retail concourse created through excavation beneath the tracks.
Heritage and modernity
The revitalised station brings together full-service restaurants, a food court with seating for over 600, a fresh food market, and a mix of national and independent retailers across the expanded floor area, providing the quality of offer associated with a destination rather than a transit concourse, while maintaining the operational efficiency a station handling 300,000 daily users demands.
